Free Tax Calculators for UK Business Owners and Landlords

By James Fitzpatrick · Fitzpatrick Co · Brighton & Hove · Last reviewed 2 October 2026 · 2026/27 tax year

Two free calculators for 2026/27 UK tax rates, written by an accountant. One compares a limited company with being a sole trader. The other works out tax for individual landlords, including mortgage interest relief and the April 2027 rate rise. Both show the full result with no sign-up.

Limited company vs sole trader calculator

Enter your profit and see what you keep as a sole trader and as a limited company, with income tax, National Insurance, corporation tax and dividend tax shown line by line. It also covers the benefits of a company that tax figures miss.

Best for: sole traders and freelancers deciding whether to incorporate.

How these calculators work

Each one uses published 2026/27 rates and thresholds, with sources listed on the page. The figures update as you type, nothing you enter is stored, and every result is an estimate. Each page explains what it leaves out. Where the answer depends on your circumstances, talk to us and we will run your actual figures.

Common questions

Frequently asked questions

Are these tax calculators free to use?
Yes. Both calculators are free, show the full result straight away and do not ask for your email address.
Which tax year do the calculators use?
The 2026/27 tax year, which runs from 6 April 2026 to 5 April 2027. The landlord calculator also shows 2027/28, so you can see the effect of the property income rate rise from 6 April 2027.
Are the results tax advice?
No. They are estimates from published 2026/27 rates and the figures you enter. They leave out some things, such as VAT, student loans and Scottish income tax bands, and each page lists what is excluded. Ask an accountant before acting on a result.
Do the calculators work for Scottish taxpayers?
No. They use the income tax rates for England, Wales and Northern Ireland, so a result for a Scottish taxpayer would be wrong.

Want your own figures checked?

We will run your actual numbers and tell you what fits. The first conversation is free.
