When is the self assessment deadline?

31 January following the end of the tax year. So for the 2024/25 tax year, the deadline is 31 January 2026. We file well before this — we don’t leave it to the last minute.

Do I need to do a self assessment?

You do if you’re self-employed, a company director, have rental income, have income over £100,000, or have untaxed income of any kind. If you’re unsure, call us — we’ll tell you in two minutes.

What if I have several years of unfiled returns?

We handle this regularly. We file the outstanding returns, negotiate any penalties with HMRC, and get you back on track cleanly.

How much does self assessment cost?

For a straightforward return with a single income source, the average fee is around £250. But “straightforward” is rarer than you might think — see the question below. We’ll always agree a fixed fee with you upfront, once we understand what’s actually involved, so there are no surprises either way.

I’m “just” a landlord (or freelancer, or sole trader) — is my return simple?

Probably not as simple as you’d think — and that’s completely normal. A self assessment return is made up of lots of different sections, one for each type of income you have. Very few people only have one.

For example, a “landlord’s” return often also includes a PAYE job (so there’s an employment section), some savings interest from a bank account (an interest section), and maybe a few dividends from shares (a dividends section) — on top of the rental income itself. Each of those needs to be reported correctly, and they can affect each other — for example, your total income across everything determines your tax band, which affects how your rental profit is taxed.

This is exactly why we go through everything with you properly rather than just taking the one figure you think is relevant. Missing a section isn’t just an oversight — it can mean an inaccurate return, and potentially HMRC coming back to you later. We make sure everything that should be on there, is.
